The Penguins have brokered an arena deal to stay in Pittsburgh. Multiple Pittsburgh stations are confirming this and it is set to be announced officially at a press conference at 5PM before the Penguins play the Sabres tomorrow night. Mario picks up one more hat trick by saving the team a third time!

I think they will be able to retain those three players (Malkin, Crosby, and Staal), but will have to give up someone later down the road and I think that someone will be Marc-Andre Fleury.

The first part of this argument: they will retain those 3 players
The original plan this season was to send Staal back to the Petes in the O, but his performance warranted reconsideration of this plan. If they felt they could not afford to pick up his contract in three years, they would not have picked up the option to have him play this season. This was a bit of a controversy actually at the beginning of the season. Shero has repeated that they made that decision because they determined that they could afford two large contract additions in one season. The master plan had originally been to add one big contract a year for five years. I would argue that based on performance in camp alone Kris Letang also would have spent the season in Pittsburgh, but he did not because they wanted to hold off having to sign him to a large contract.

The second part of this argument: Fleury will be the man to go.
I believe Fleury has a very bright future in the NHL, but the plan was originally to have him come up for this season. For a variety of reasons, he had to play enough games last season to use a season of his rookie contract. He would be signing in the same year as the largest contract winner of the three mentioned earlier (Crosby) after next season. I think the Penguins will have a reason to let him go also. Dave Brown, the Notre Dame goalie and Hobey Baker finalist, is coming to town next year. Either Thibault or Fleury will have to go and getting rid of Fleury will be the more price-conscious decision. Come trade deadline time next year, there may be a lot of rumors swirling around Fleury. By keeping Dave Brown, the Penguins would defer a large goalie contract for at least three years. By the time Brown would be up for a new contract, the new arena will be built and as a result more annual revenues will be pouring in.
Note: In this argument I am not contending that Brown will ultimately be the better goalie, but he will be cheaper in the short run.

Yeah, but I'd be surprised if they gave up Crosby. They'd probably let some of the others go first.

Eventually the Pens are going to have to give up some young talent, Crosby, Malkin, Staal to name a few when there rookie contracts run out, I wonder who they would give up

I doubt the Pens will ever want to trade Crosby (unless he starts sucking next year or something), but if he wound up on a Canadian team I would love to see the aftermath. If he ended up on the Leafs the whole country would probably go up in flames (no Calgary pun intended), or if he wound up, for example, on the Oilers, Flames fans would get real pissed and the Oilers would probably win a ton more games and rub it all in Calgary's face. Same goes for him on any other Canadian team and their rival. It would be crazy, lol

Im happy the Pens are staying they are one of the few american teams where the Fans actually care about their team and it would be a shame if they had to move.

No architectural specifics have been announced except for the artist renderings which may end up being far from what the arena will actually look like.
As for funding, 7.5 million/year is coming from the Pittsburgh casino licensee and another 7.5 millin/year from the redevelopment fund from taxing gambling in PA. The Penguins are putting in 4 million a year, 2 or which can be offset through naming rights. The penguins also have all kinds of incentives for redeveloping the old Mellon Arena site when it is demolished and are paying 500,000 a year for a new parking garage. The Recreation Authority is buying some property from the Pens for about 10 million. In the end, the Penguins will operate the $290M arena and the Rec. Authority will operate it. Cost overruns will be split 50-50 between the team and the state up to 20 million, after which the team will pay the rest. With haste, all t's are being crossed and i's dotted to lock in good interest rates to avoid such overruns. I think that's all pretty accurate, but based only on my recollection of what governor Rendell said at the press conference.

It was a real nice touch for Mario to come out and announce it to the fans. Those are the people who support the team and I think it is great that they keep their team. Pittsburgh is a hockey town - even before the Pens they were home to the Leafs farm team and losing the franchise would have been a shame.

Have the details for the new arena been announced? Also, with the rumoured cities wanting a franchise, do I smell expansion?
